An application has been received to amend the approved Development Plan TP/433 associated with the former Brandon Park Secondary College site. The Development Plan(PDF, 19MB) was approved by Council in December 2016 with the endorsed plan issued in January 2017. It provides a masterplan for the development of the land for an aged care facility for the Nellie Melba Retirement Village, which is currently under construction.
The amendment proposes to develop a vacant part of the site in the southwest corner of the property (Brandon Park Drive/Academy Avenue) for the purpose of 37 dwellings. This part of the site was previously identified as “surplus land” in the approved plan.
Amendment of the Development Plan is required pursuant to the provisions of the DPO4 of the Monash Planning Scheme and must be approved by Council prior to the issue of a permit allowing further development and subdivision. The provisions of the DPO exempt future permit application(s) from public notification and review but requires the Development Plan be placed on display for public comment.
Key features of the development
- The development would provide 6 different housing types with allotments varying between approximately 89–166m2 to accommodate a range of townhouse styles, with 2 to 4 bedrooms:
- 4 x 2-bedroom
- 17 x 3-bedroom
- 16 x 4-bedroom.
- The development would include 33 2-storey buildings and 4 3-storey buildings. These would be in 2 rows, with the southern row set back 15m from Academy Avenue.
- Significant trees would be retained in the setback as required under the Monash Planning Scheme.
- All dwellings would be accessed via a new crossover and shared driveway from Brandon Park Drive along the site's western boundary.
- 70 car spaces have been provided on the site as required under the Planning Scheme.
