Amendment C173
This Amendment proposes to implement the Huntingdale Precinct Plan 2023 (adopted 2020).
The Amendment will:
- Replace the existing Design and Development Overlay (DDO1) with new Design and Development Overlays (DDO20 & DDO21) to facilitate development in industrial, commercial and mixed use areas of between 3 and 8 storeys.
- Rezone a limited number of industrial properties within the commercial core and near the train station to the Commercial 1 Zone, and apply the Environmental Audit Overlay.
- Rezone residential land along Huntingdale Road to the Mixed Use Zone (MUZ4).
- Change the other residential land within the precinct boundaries to a new Schedule 12 - the General Residential Zone Schedule (GRZ12) - with no change to the existing setback and height requirements.
- Include a new planning policy for the precinct to support decision-making.
- Make other minor administrative and policy changes.

A Planning Panel has been appointed by the Minister for Planning and is set down for a hearing on Monday 11 November and Tuesday 12 November 2024.

Council decision
Public exhibition of Amendment C173 occurred between 23 May and 1 July 2024. A total of 17 submissions about the amendment were received.
Council considered all submissions at the 27 August 2024 meeting and decided to refer the amendment to an independent Planning Panel. Submitters will be contacted directly by Planning Panels Victoria.
