Demolition (S29A)

If you want to demolish a building in the City of Monash, you will require a building permit unless you comply with the exceptions under Schedule 3 of the Building Regulations 2018.

Heritage Overlay

If the building you are planning on demolishing is under or connected with a building under the Heritage Overlay, you will need a planning permit, and you may still need a building permit as well.

Please be aware you might not be able to demolish a building under the Heritage Overlay at all, and you will face stiff penalties if you try without permission. See our section on the Heritage Overlay for more information.

General Exemptions

Demolishing a freestanding Class 10 building - such as a shed, carport or garage – may not require a building permit, if: 

  • It does not adversely affect the safety of the public or occupiers of the building. Please see the Victorian Building Authority website for details.
  • The structure to be demolished has a floor area of less than 40m2  
  • The structure is not constructed of masonry or similar material

If your structure meets any of these criteria, a building permit may not be required before demolition can occur.

Please note the application will incur a fee of $93.90.

Prepare copy of the demolition plan

Please ensure you attach a copy of the demolition plan to this application. 

The demolition plan should show:

  • The title boundaries of the site.
  • A north point, and location of the street in relation to the site; and
  • Include all structures present on the site (including garages, carports, sheds, pergolas, patios, pools). You may wish to use an aerial photograph as a base for the plan.
  • Any structures or parts of structures to be demolished to be clearly highlighted on the plan, with a corresponding legend detailing that the highlighted sections indicate proposed demolition.
  • Measurements from front, side and rear boundaries.
  • A recent Copy of Title.
  • Do not highlight trees for removal.
